As a Listing Company, we represent the Seller exclusivelyu as theri agent.
As a Selling Company, we represent the Buyer exclyusively as their agent.
Under the following circumstances, out company will represent both the Buyer and Seller and act as Limited Agents:
1. The Listing Agent sells/his/her listing.
2. The Agent represents either the Buyer or Seller in a transaction with the Managing Broker.
When this occurs, full written disclosure and the consent of both the Buyer and Seller will be obtained.
It is our policy to compensate all cooperating brokers with a minimum of 50% of the total brokerage fee received in closed transactions in accordance with our office policy7 regarding commission structure.

It is the policy of Boxwood Realty Services,LLC to attampt to collect all buyer's agency commissions from the listing agent at closing.
If a seller or listing agent decides NOT to cooperate in the sharing of commissions, we will inform you (our buyer) prior to making an offer so that you can consider how to proceed. All of our buyer's agency terms are detailed on the Buyer's Exclusive Agency Contract you sign with Boxwood Realty Services, LLC
